Edinburgh City Boiler Installation and Heating Repair Services

It depends entirely on which elevation your flat has and what sits above and below it. Terminals must keep clear distances from windows, openings and boundaries, and on a common elevation the position may also need the other owners or the factor to agree. That is a look at the building, not a phone answer.

For work wholly inside your own flat, normally not. For anything touching a common elevation, a common flue route or a common riser, usually yes. Getting that agreement before an appliance is ordered saves an expensive change of plan halfway through.

The appliance itself is rarely the issue. A new flue terminal or external pipework on a listed building or inside a conservation area may well be. Say what the building is when you call, and the work gets designed around what is realistically going to be permitted.

It is a carry, and it is completely normal here. What matters is knowing beforehand: how many flights, whether there is anywhere at all to unload, and whether the old appliance is a wall hung boiler or a cast iron unit that has to come back down the same stair.

A single gas boiler serving separate flats is a communal heating arrangement, which is a different design and a different ownership question from an individual appliance in a flat. In most tenement conversions each flat has its own boiler, and that is what we work on.

The gas safety duty is identical across Scotland: an annual check of every appliance and flue, and a copy of the record for the tenant. What differs in a city with this much let property is that arranging access is often the hardest part, so we deal with tenants directly to sort it.

If the boiler is making hot water but not heating, look at the diverter valve, the programmer and the room thermostat before blaming the appliance. In a flat it can also be an air lock at the highest point of a system that was never properly vented after a fill.

They change the plan rather than the work. Where there is no way to park near the stair, everything comes in one load and the unloading gets timed around the restrictions. Telling us the zone and the street when you book prevents an hour being lost on arrival.

A small, reasonably insulated flat fitted with an output chosen for a house will short cycle: it fires, satisfies the demand quickly, stops, and repeats. That is hard on the appliance and saves nothing. Correct sizing comes from the heat loss and hot water demand of your actual flat.
