Denny Boiler Services - Installation, Repair and Maintenance

On properties sitting low to the river, levels are worth thinking about. We would rather not site an appliance, its controls or its condensate termination at the lowest point of a property near a watercourse when something higher up will work just as well.

New systems are usually well matched at handover, so the common calls are servicing, control faults, pressure loss and hot water complaints rather than replacements. Keeping the yearly service going matters more on a newer appliance than people assume, because it catches installation faults while they are still worth chasing.

Modern wall hung boilers are far more manageable than the floor standing units they usually replace. The awkward half is getting the old cylinder or cast iron appliance out, not the new one in. The route gets looked at before a fit date is booked.

First job is finding where the water is coming from, isolating it, and protecting what is at risk. Then it is a case of establishing whether it is a joint, a valve, a radiator, a cylinder or a run under a floor. Then you get a price for the permanent repair.

If you want the boiler to run efficiently, often yes. A condensing appliance recovers most heat when the water returning to it is cool, and larger radiators deliver the same warmth at a lower temperature, which is exactly the condition the boiler is designed for.

That is normally restricted flow through the heat exchanger, from debris or partial blockage, letting the water boil locally. Left alone it stresses the exchanger. It is often solved with a proper system clean and inhibitor rather than a new appliance, which is worth establishing before spending.

Yes. Every gas appliance and flue in a let property needs checking each year and the tenant needs a copy of the record. The check is carried out, the CP12 issued, and anything unlikely to pass next year is flagged while there is still time to plan for it.

In most properties, yes. Splitting upstairs and downstairs onto separate zones with their own thermostats stops you heating empty bedrooms all evening. It means extra valves and wiring, so it is a decision better made before the boiler goes in than after.

From the appliance, the parts, the pipework and flue changes, and the access. We look, we work it out, and the figure comes to you before anything is started. Nobody sensibly quotes a property they have not seen.

Firing briefly then cutting out normally points to overheating from poor circulation, a flame sensing fault, a blocked condensate trap, or a flue problem. All of those are diagnosable on a visit, and none of them are worth resetting your way through an entire winter.
