Leith Boiler Repair, Servicing and Installation

Yes, in most flats. The decision is the flue: it needs a terminal position that keeps the required clearances from windows, doors and the neighbours' openings on the same wall, and on a common elevation the factor or the other owners may need to agree. That gets settled by looking at the building, not over the phone.

The stone in the old bonded warehouses and granaries is very thick, so core drilling for a flue takes longer and has to be planned rather than improvised. Many of the conversions also sit inside the Leith conservation area, which can affect where an external terminal is allowed to appear. Both are manageable once they are known in advance.

Some of the waterfront developments run on communal or district heating, where the plant belongs to the building and the flat has a heat interface unit rather than a gas boiler. That is a different kind of system and often the responsibility of the management company. Tell us which block you are in and you will get a straight answer on whether it is something we work on.

Both. Repairs on combi, system and regular boilers, and the pipework, pumps, valves and controls around them, are the everyday work. Having the error code from the display and knowing whether the pressure gauge has dropped shortens the visit considerably.

An annual gas safety check on every appliance and flue, with a copy of the record for the tenant, plus a boiler that is serviced and working. Leith has a large share of let property and access is often the slow part, so we are happy to arrange the visit with the tenant directly.

They change the logistics, not the work. Where there is nowhere to stop near the stair, everything comes in one load and the unloading is timed around the restrictions. Say which street and which zone you are in when you book so nobody loses an hour on arrival.

In a tall building it is usually air at the highest point of the system, a pump that is not moving enough water, or radiators that have never been balanced, rather than the boiler itself. Those are checked in that order before anyone talks about replacing anything.

Yes. The fishing village cottages are small, with solid walls and not much spare space, so the appliance size, the flue route and where the condensate can drain to all have to be worked out together. A look at the property first is what makes the job go smoothly.

Call as soon as it happens and say what the boiler is doing, whether there is any hot water, and whether the gauge shows pressure. No fixed response time is promised, because none has been agreed, but you will be told honestly when someone can get to you.
