South Edinburgh Boiler Installation, Servicing and Repair

Yes, usually. The flat's position in the building decides the flue: a terminal has to keep clear of windows, doors and the neighbours' openings, and a common elevation may need the factor or the other owners to agree. That is judged at the building, and it is a normal part of working in this part of the city.

The appliance itself is not the issue. A new external terminal or pipework on a visible elevation inside a conservation area may be, so the practical route is normally a discreet rear or side termination. Say what the building is when you book and the work is designed around what is realistically permitted.

A gas safety check on every appliance and flue, with a copy of the record for the tenants, and a boiler that is serviced and working before the tenancy starts. With a change of tenants each summer the timing matters, so it is worth booking before the new lease rather than after.

It sits higher and takes more of the weather off the Pentlands, so the heat loss is genuinely greater. If the radiators were sized for a milder position they will struggle in a cold snap. That is a heat loss and radiator sizing question rather than a boiler fault, and it can be measured room by room.

Yes, and it is more than a straight swap. The old appliance comes out of the fireplace, the flue arrangement is dealt with, and the new boiler goes somewhere else, normally a kitchen or utility wall. You are shown the realistic positions before committing to anything.

Not always. A big house with several showers and a demand for hot water in more than one place at once is often better served by a system boiler and a cylinder than a combi that will run out of flow. The right answer comes from the hot water demand and the incoming mains flow measured at the property.

If the boiler is making hot water but not heating, look at the diverter valve, the programmer and the room thermostat before blaming the appliance. In a flat it can also be air at the highest point of a system that was never vented after a refill.

It changes the plan rather than the work. Where there is no stopping near the stair, everything comes in one load and the unloading is timed around the restrictions. Give the street and the zone when you book so the day does not start with an hour lost.

Check the pressure gauge, the power, the programmer and the thermostat, then note the error code and call. No fixed response time is promised, because none has been agreed, but you will be told honestly when a visit can happen.
