Landlord Gas Safety Certificates in Leith

Yes. You get told what was found, what was done and anything worth keeping an eye on, in plain terms, before we leave the Leith property.

The legal duty sits with the landlord, so the booking and the cost are yours even when the tenant is the one letting us in. Tenants do sometimes ring to chase an overdue check, and we point them back to the landlord or agent rather than start on their say-so.

Yes, as long as you tell us who to expect. For a Leith property that is often the simplest way round a working day.

Keep a record of every attempt to arrange it. Landlords are expected to show they took reasonable steps, so the paper trail matters.

Dust sheets go down where the work is, and the area is cleared up before we leave. It is your home, not a building site.

Every gas appliance and flue you own and provide. A boiler, a fire and a cooker in the same Leith let are three appliances on one visit, and each of them appears separately on the record.

That the gas and electricity are on, the thermostat is calling for heat, the timer is set, and the boiler pressure is where the manual says it should be. It is surprising how often one of those is the answer.

No. It covers the gas appliances and flues the landlord provides. A tenant's own appliance is theirs to look after.

Yes. The same gas safety rules apply, and if nobody is staying there the visit can be planned around a key or a changeover day.

Either of you. Some landlords pass on the tenant's number and we arrange the time directly, others prefer to set it themselves. Whichever way round, the tenant needs proper notice, because a visit nobody is expecting is a wasted one.
