It changes the detail rather than the job. Non traditional and system built housing from the first new town phase needs its fixings and flue penetrations planned against the actual wall build up rather than assumed, and sometimes the tidiest flue route is not the shortest one.

Roughly. The earliest phases were built to a different standard and have usually been reheated at least once since. The seventies and eighties districts commonly had cylinder systems that were later converted to combis. The later private estates mostly went in with sealed combi systems from new.

Only when something leaks. Pipework buried in a solid floor is common in new town construction and it is fine until a joint or a plastic run fails, at which point tracing matters far more than digging. We will look at whether repair, rerouting overhead, or a new leg is the sensible answer.

Yes, subject to the flue and to whether anything involved is common to the block. In upper properties the flue route and the condensate termination are the two design questions, and a condensate that has a long way to travel is the one people forget about.

Systems converted from open vented to sealed without being cleaned or without the vessel being sized properly, corroded original radiators holding back a much newer appliance, and controls that have been part replaced over time so nothing quite talks to anything else.

For most properties it makes no difference to the heating at all. Where a property sits low near a watercourse, the level of the appliance, its electrics and its condensate termination are worth thinking about, and that costs nothing to consider while the work is being designed.

Repair is almost always cheaper on the day. Whether it is cheaper across the next few winters depends on the appliance's condition, the state of the system under it, and whether parts are still available. Both are set out so you can decide with real figures in front of you.

Radiators and pipework generally outlast several boilers where the water has been treated and the system kept clean. Where a system has been run without inhibitor and topped up repeatedly, the radiators fail first and take the new appliance's efficiency down with them.

Yes. Gas engineer work covers appliances, supply pipework and safety checks, not only boilers. Say what the appliance is when you ring so the right parts and the right test equipment come out with us the first time.

Your district and postcode, the make and model from the sticker inside the boiler case, the fault code if there is one, and whether the property is a house, a flat or a maisonette. That combination usually points at the likely cause before anyone sets off.
