Bathgate Heating Solutions - Boiler and Central Heating Experts

Normally a smaller one. Newer estate houses are better insulated and lose less heat, so an output that suits a draughty stone terrace would be oversized in a modern build. An oversized appliance short cycles, which is harder on it and no cheaper to run.

If your heat comes from communal plant rather than a boiler of your own, that belongs to the block and is not something an individual owner can swap out. If there is a gas boiler inside your flat, we work on it as normal. Tell us which you have when you ring.

Central Scotland water is generally soft, so scaling is much less of an issue here than in parts of England. What does clog systems locally is corrosion debris off older steel radiators, which is why a proper system clean matters more here than a scale treatment.

It comes down to how many outlets run at once. A single main shower is normally fine on a combi. If two showers run together, or the mains flow rate at the property is weak, a system boiler with a cylinder gives a better result. We measure the flow rate before recommending either.

Yes. In older properties the boiler is often the newest thing in the system, and small bore or partly blocked pipework will hold back anything you put on it. If the pipework is the real limit, we will say so rather than sell you a bigger appliance.

The landlord. It has to be done every twelve months on every gas appliance and flue in the property, and the tenant gets a copy of the record. The check is carried out and the CP12 issued on the day.

The gas rate and burner pressure are checked, the burner and heat exchanger inspected and cleaned, the flue checked for safe termination and read on the analyser, the safety devices tested, and the system pressure and expansion vessel checked. Findings get written down. Anything borderline is raised now, not at the next visit.

Something is either leaking or venting. The usual candidates are a weeping radiator valve, a failed expansion vessel, a pressure relief valve passing to the outside, or a pinhole under a floor. It is worth tracing rather than topping up weekly, because every top up brings fresh oxygenated water into the system and corrodes it from the inside.

A like for like swap on the same wall is normally a full day. Change the boiler type, move it, or replace the flue route and it grows. Which one yours is gets settled once the job has been seen, not before.

Yes, and it is worth doing before you move in. Systems that have sat unused seize pumps and valves, and a drained system can hide leaks that only appear once there is pressure back in the pipework. Testing it in advance beats finding out in November.
