Dunfermline Boiler and Heating Services

The appliance is the same, the fixing and flue work is not. Post-war timber framed housing out at Kingseat and Townhill needs penetrations formed correctly through the frame and the cavity barrier, and the flue supported off structure rather than sheathing. It is a detail to get right, not a reason to avoid the job.

Most of the newer eastern expansion went in with a combi on a sealed pressurised system, reasonably well matched to the house. The typical calls from those streets are pressure loss, diverter faults and control problems rather than replacements, because the appliances are not old enough to be finished.

Often yes, with thought given to the flue. Anything on a visible elevation of a listed building or within the conservation area is likely to need consent, so the practical answer is normally a discreet rear termination. Tell us the status of the building when you book so it is designed in from the start.

It can affect the incoming mains flow at individual properties, which matters a great deal if you are considering a combi. The flow rate gets measured at the property rather than assumed, because a combi starved of flow will never deliver the shower it was chosen for.

The council built stock generally is. Layouts repeat, pipe runs are conventional, and there is usually a sensible flue position available. What complicates them is later alteration, particularly where a back boiler came out and the system was reworked around whatever was easiest at the time.

It is worth it. A home report will note the boiler's age but not whether it has ever been serviced, whether the system is full of debris, or whether the flue is compliant. A service and a system check before winter is a small spend set against a bad surprise.

A well installed condensing appliance on a clean system, serviced annually, has a long working life. A good appliance on a dirty system, or one that was oversized when it was fitted, will not get near it. Installation quality and water quality decide more than the badge on the front.

We work on vented cylinder systems and can install a system boiler with a cylinder where a property needs stored hot water rather than instantaneous. Where a job involves unvented storage, you will be told which part is ours and which part needs someone holding that qualification.

Pressure gauge, power, programmer, then thermostat, and after that the error code on the display. A fair share of winter calls turn out to be a tripped switch, a flat thermostat battery or low pressure. The rest need someone to come out, and having the code speeds that up considerably.

Dunfermline, Rosyth and West Fife are all worked from Falkirk. Ring 07449 567506 with a postcode and you will get a yes or a no rather than an evasive answer.
