Call or send the form with your Linlithgow address and what the job involves. Anything that needs looking at gets looked at, and the price is agreed before work starts.

Yes. The flue and the combustion readings are part of the service, because that is where safety problems show up.

Yes. Flats bring flue position and access constraints rather than different work, and those are worth flagging when you book.

No. The safety record checks that appliances are safe and is a legal requirement for a rented Linlithgow property. A service is maintenance on the appliance itself. Many landlords book both together, which is straightforward to arrange.

Service records, gas safety records and installation certificates, kept together where you can find them. They are what a buyer, a letting agent or the next engineer will ask for.

Only while the boiler is being worked on. It is back on and checked before we leave the Linlithgow property.

Usually, and it is often the best time. Tell us what the builders or joiners are doing and when, so the heating work fits in rather than getting in the way.

Casing off, combustion checked with an analyser, burner and heat exchanger inspected and cleaned as needed, seals and safety devices tested, flue checked, and the readings recorded. If a reading is drifting we tell you before it becomes a breakdown.

Clear space around the boiler, the previous service record if you have it, and the manual if it is to hand. It all shortens the visit.

A service is the appliance. If radiators are cold in patches or the system sounds like it is full of grit, that is a separate look at the system rather than part of the service.
